So why didn't the seller respond to our 4:00pm deadline yesterday?
Because they hadn't seen the offer we made to them on Tuesday morning, that's why.
At the open house one of the sellers told us that some one in his family, son-in-law I think, was handling the sale for them. According to our broker he works for a real agency. Unfortunately he doesn't seem to have a clue what he's doing. The sellers did not see our Tuesday offer until our broker faxed it directly to them on Thursday morning. The sellers had no idea how down payments are calculated. They actually thought that we would make a $5,000 down payment and then walk away. They figured we'd need a bigger down payment to show we were serious. Huh? Five grand looks pretty serious to me.
So now they have our two day old offer in their hands. They are supposed to be meeting this afternoon, something else that fills us with tons of confidence, and if they don't accept it by 5:00 we're through with them. The house has been on the market for 229 days and they actually told our broker they want to see if other offers come in.
They asked for X.
We offered them X.
What's the problem folks?
Now if this is how bad they operate during step one of the process, how screwed up are they going to be in all of the other steps? Is this going to drag on so long that it gets in the way of the wedding?
The answer is no. We aren't going to let it. The wedding is the top of our list. They can suck on their house if they think otherwise.
5:00pm today it either happens or we move on.
